Bay Scene Structural Condition Assessment - March 11, 2022, Update 1

As discussed at the last several HOA meetings, Bay Scene has retained Degenkolb Engineers, a structural engineering firm, to evaluate the condition of our buildings. After multiple site visits, the engineers found some areas of concrete deterioration in the slab above our parking structure, apparently caused by decades of water leaking into the crawl space area (what we call “the catacombs”) directly above the garage. You may have noticed related areas of water seepage on the garage ceiling. The engineers didn’t find any areas of imminent danger, but the damaged concrete does need to be repaired. Improvements to the waterproofing of the crawl space walls is also necessary.

A phased approach to these repairs was recommended, the initial phase being the installation of temporary shoring in three areas of the garage. This is to ensure structural integrity while repairs are being made. The engineers have prepared “Shoring Construction Documents” that detail the size, location, and load capacity of individual shoring elements. In brief, they have proposed a total of twenty‐three 2’x3’ shoring towers to be located in the parking structure in front of the Tower 3 elevator, in the back of the Tower 4 elevator, and across the traffic lane directly south of the Tower 3 elevator.

Placement of the temporary shoring towers has been designed to minimize any obstruction of parking spaces or traffic circulation, with one exception. The turnabout behind the Tower 4 elevator, near the car wash, will be temporarily closed off. The plan does allow room for cars to access the common area EV chargers.

Through a competitive bidding process, we have selected Catlin General Contractors to install the temporary shoring. We expect the shoring towers will be erected in mid‐March. Repairs to the catacomb area floor slab and improving the waterproofing will follow.
