Drain Care Reminders!

THE FOLLOWING ITEMS SHOULD NOT BE DISPOSED IN THE PLUMBING DRAIN LINES (Kitchen, Toilet and Bathtub):

• GREASE, FAT, & OILS

• COTTON BALLS & Q-TIPS

• CAT LITTER

• ALL TOILET WIPES (THEY DO NOT DISSOLVE!)

• BABY WIPES

• EXCESSIVE TOILET PAPER

• PAPER TOWELS

• HAIR

• FEMININE PRODUCTS

• ANY NON-FOOD ITEM DOWN YOUR GARBAGE DISPOSAL

This is an urgent reminder to all residents! Bay Scene is on a stacked system, the residents on the first floor bear a lot of the burden on the vertical ground-level piping. The Board would like to remind residents to "snake" their drains often to avoid any blockages within the pipeline. If you are unable to have these drains snaked yourself, please reach out to Management and they can provide a professional, recommended vendor for you. Due to Bay Scene’s plumbing age, and units with original cast iron plumbing pipes, it is a large expense for the Association to have plumbers onsite to clear the main lines due to unwanted items. Recently, Bay Scene had over $12,000 in remediation costs due to a large backup caused by wipes found in the piping system. As Bay Scene continues to replace cast iron pipes in homes, it is very important you understand not all plumbing has been replaced, and most units still have original plumbing pipes as shown in this photo:

If you are a resident that does not live on-site, it would be beneficial to have someone check the unit on a monthly - weekly basis to ensure the unit is in a safe state and a flood has not recently occurred. There are also technical tools that can be utilized to assist owners who do not live on-site – Govee Wifi Water Sensors. These sensors can monitor leakages on your cellular phone from anywhere! What a great, easy way to stay protected.
