Special Assessment Progress Report #2
As discussed in Progress Report #1, the construction documents for replacement of the window curtain wall are currently being prepared. Consultant contracts to prepare the design documents for the remaining three projects were signed last week. These projects include:

CONSULTANT TEAM
Whitmore Architects, the firm presenting at last January’s town hall will continue to lead the consultant team and will be supported by a diverse group of professional disciplines, including the following:
Degenkolb Engineers – Designed and prepared construction documents for the recently completed repairs to the podium slab. Will assist Whitmore Architects with the window replacement construction documents and subterranean waterproofing and balcony repairs.
Snipes-Dye Associates – Prepare a detailed boundary and topographic survey of Bay Scene property to be utilized in the building and site renovation planning and assist in the preparation of a schematic drainage repair plan.
In-Site Landscape Architecture – Prepare a landscape and hardscape schematic design for the areas excavated during the subterranean waterproofing project.
Izor & Associates – Provide advice on improving accessibility for disabled persons around Bay Scene, including between towers, from the towers to the swimming pool and other common-area facilities, and from the pool deck to the beach.
Ivey Engineering – Prepare design documents for plumbing repairs in the catacomb areas.
SCHEDULE
Snipes-Dye is on-site the weeks of September 18 through October 2 completing their field survey work for the detailed Bay Scene base map.
A landscape survey to identify valuable plants that might be retained for replanting atier construction is planned in the next few weeks. Excavation of the plants will not begin until January.
On-site window and waterproofing construction is expected to begin in the Spring. [More information will be made available in later progress reports, as more is known.]
STEERING COMMITTEE
The board has appointed a five-member steering commitee composed of Bay Scene Owners from each tower to serve as a conduit for Owners to provide input into the site renovation design process – i.e., how the Bay Scene grounds will be restored after construction. The steering commitee will attend meetings with the board and consultant team, providing input and reviewing conceptual design options. A kick-off meeting with the board, steering commitee, and consultant team is planned for early October. If you have any ideas for the steering commitee to bring up at the meeting, send an email to the steering commitee member who resides in your tower. The steering commitee consists of:

In addition, a “town hall meeting” open to all owners is planned for the consultant team to present the proposed schematic design prior to moving forward with preparation of design documents. We will announce the date of this meeting well in advance so that owners can put it on their calendars.
SITE RENOVATION AND IMPROVEMENT ISSUES
The following are the “big picture” issues that the consultant team will address in the conceptual design for the site renovation and improvement. If you have related thoughts or ideas, please pass them to your steering commitee representative in the next two weeks.
What new plants and landscape materials should be used in the restored excavation areas?
Do we replace the water features between towers two and three that will be lost due to waterproofing excavation?
How do we improve accessibility to and between the residential towers, swimming pool deck, club house, game and fitness rooms, and beach area?
How can we improve access into the catacombs to make it easier to move workers and materials into these confined spaces?
Other ideas?
GENERAL CONTRACTOR
The general contractor for the remainder of the special assessment projects will continue to be Nautilus General Contractors, and they will have the following primary roles:
a) Overall project management of all construction activities, as with the recently completed project to repair the garage podium slab.
b) Coordinate with the building/site renovation design consultant team and develop preliminary cost estimates during design development.
c) Solicit competitive bids from select contractors to perform the work for all projects once construction documents are prepared.
