Special Assessment Progress Report #6

This is the monthly report on the progress made last month on the special assessment projects.

Curtain Wall Window Replacement

City Permit: In mid-February curtain wall construction drawings were submitted to the City of San Diego for building permit review.

Project Phasing: Phase One is estimated to begin in July with the curtain wall replacement and waterproofing excavation along the bayside of Towers 1 and 2.  We estimate this work will take approximately seven (7) months.  Towers 3 & 4 will follow.

Waterproofing Project [Site Restoration/Renovation Conceptual Design]

As discussed in prior updates, a landscape architectural firm was contracted with by the board to prepare a schematic design for the site areas that will be impacted by ground excavations required for the garage waterproofing project.  The board further tasked the landscape architects to provide a comprehensive master plan for all of Bay Scene so that there is continuity of design well into the future, after completion of the special assessment projects.

Steering Committee: On February 6th the steering committee met with the consultant team and reviewed changes made to the 13 December conceptual design and master plan.  These changes were based on recommendations made by the steering committee and board at the 6 December meeting.   

Homeowners Forum: All homeowners are invited to a forum currently planned for Wednesday, May 15th from 6:00 to 8:00 pm Pacific Time, in the Clubhouse and on Zoom, to present the proposed schematic design and master plan for improvements to the Bay Scene landscape.  This master plan, prepared by In-Site Landscape Architects with significant input from the board and steering committee, includes both a schematic design for site restoration and improvements within the footprint of the garage waterproofing excavations, along with potential future projects to be considered after completion of the special assessment and depending upon the availability of funds.
