Special Assessment – Schedule Update #1

We would like to inform you about the upcoming construction activities scheduled for August and early September. Please note the following important dates and activities:

·   August 6th – 7th: Atlas Tree Service will remove trees in the driveway island and the palm tree in front of the future site entrance gate, between the lobby and Tower TWO.

·   Starting August 6th: Curtain wall subcontractor will remove 1st floor break metal (see attachment) at all curtain wall locations, starting at Tower ONE (this work is entirely on the outside of the buildings).

·    August 8th – 9th: Structural steel subcontractor will take field measurements of 1st floor openings for structural steel supports and document existing conditions.

·    Starting August 12th:

o Nautilus will set up a temporary office space for the on-site Superintendent in the lobby. Driveway to be closed off and prepared to use as a construction laydown/staging area.

o Nautilus will also have crew members removing stucco, beginning in front of the 1st floor break metal of Tower ONE Bayside, but continuing to all buildings, which will allow the necessary room needed for the steel supports to be installed later.

·    August 19th – 23rd: Excavation subcontractor will create a temporary site entrance between the lobby and Tower TWO and begin removing shrubs and small plants to prepare for future scaffold erection in front of the curtain walls.

·    Week of August 26th (Tentative): Structural steel subcontractor will begin installing 1st floor structural steel at Tower ONE Bayside.

·     August 26th: Nautilus GC (Elizabeth Bernache) will schedule site visits to Tower One / Stack 1 (111, 121, 131, 141, 152).

·     Tentatively early September: Scaffolding will be erected at Tower One Bayside for stucco removal and putback.

Access to the units will not be necessary during these activities. However, please be aware that you will experience noise and dust, particularly during the break metal removal and stucco removal phases. We encourage you to keep your windows closed during these activities and close your blinds should you feel the need for privacy.
