Structural Repairs Update Report - July 2023

STRUCTURAL CONDITION ASSESSMENT AND REPAIRS ‐ UPDATE

July 12, 2023, HOA MEETING


Catacomb Repairs:

  •   Our contractors are about 80% done with the catacomb repairs. Concrete chipping and removal in Towers 1, 2, and‐3 are completed, and Tower 4 should be finished this week.

  •   Concrete masonry repairs, which will be much less noisy, will begin next week and be completed the week following.

  •   Our structural engineer, Degenkolb Engineers, have made multiple site visits to ensure the repairs are being done as designed.

  •   The City of San Diego has completed their pre-final inspection. We are now waiting for their required fire alarm/fire sprinkler inspection. Even though these systems weren’t touched, an inspection is still required.


Parking Garage Repairs:

  •   Repairs to the garage ceiling are about 40% complete. These repairs consist of removing and repairing compromised concrete and injecting epoxy into any cracks.

  •   Residents have been very cooperative.

  •   Some ceiling cracks were found in the garage utility room (the area beneath the entry ramp).

    These are relatively minor, and will be repaired.

  •   Degekolb is scheduled to complete a site inspection of the parking garage repairs next week.

  •   The contractors expect to finish all parking garage repairs by next week or early the following week.


    Clean up and haul off will begin next week. Then, after allowing about three weeks for the concrete repairs to cure, we will remove the garage shoring.
