2018 Bay Scene “State of the OA” Address

General:
This is my last statement as President/Director of our Owners Association. Since moving here in 2004 I have been on the Board at least 10 of those years with several of them serving as your President. I think we can all say that’s more than enough and I’ve decided now is the time for me to hang up my spurs. It has been an honor and a pleasure being involved in the day-to-day operations of the Association’s business. Even dealing with all of the various comments and complaints has been rewarding, as without them the Board would never be challenged to remain responsive to our community. To wrap things up I want to list a few of the things “YOUR Board” (Bob Kevane, Al Hamilton, Frank Kingery, Mike Nolan and myself ), has accomplished over the last couple of years, followed by a list of things that I think we still need to try to accomplish in the future.
Accomplishments:
• Provided a much needed update to our OA guiding documents (CC&Rs and By-Laws), thanks again to Al Krasne for all of his help
• Revamped the front cul-de-sac island planter, removed all of the mulch out front and around the pool deck area and replaced it with decorative
rock
• Created an additional BBQ area with two new grills, a sink, and integrated trash/recycling container
• Replaced the two beach gate stepping stone sidewalks with concrete sidewalks, and used those stepping stones to create a beach walkway from the Jacuzzi gate over to the Hobie Cat hose storage area
• Replaced the Tower 1 & 4 garage exit stepping stone sidewalks with new concrete sidewalks
• Refurbished the Tower 2 street sidewalk to remove the step to allow easier access to the building
• Renovated the original BBQ area with new cabinets, counter tops, an integrated trash/recycling container, and bench seating
• Added additional kayak racks along the beach wall
• Installed an air compressor in the garage for inflating tires, etc.
• Upgraded the fire detection and reporting system throughout the complex
• Upgraded the beachfront fencing to make it much more difficult to climb over, and installed additional pool & beach gate security cameras
• We are continuously replacing old plumbing when units are opened up for renovation or repairs
• Replaced the lobby sitting area flooring and updated the furnishings in the lobby to a more stylish look
• Renovated the lobby portico and replaced the roofing over the lobby
• Approved the contract for the Beta Test stack of new windows to be installed in the Tower 3 hallway area
• Approved a contract for a beta test design of a potential new style of balcony railing
• Renovated the fire pit area by removing the huge bush by the stairs and installing new bench seating
• Continued building up the reserves (5-6 years ago we were around $550k; today we are over $1.1M)
Future Infrastructure Projects:
1. Assuming the new windows beta test is successful and cost effective, the Board should continue with the process necessary to get new common area windows installed throughout the complex
2. The same as above goes for installing new balcony railings in each unit
3. Continue to make plumbing renovations whenever and wherever opportunities present themselves
Future Aesthetic Projects:
1. Resurfacing our inner compound sidewalks and the pool deck area would add significantly to upgrading the overall look from tower to tower and around the pool
2. Our current fire pit area is underwhelming and could be optimized with different seating options and a larger raised style fire pit with a shelf
3. Resurfacing our front street cul-de-sac and lobby area sidewalks would be the biggest thing we could do to enhance overall Bay Scene “first impression” street curb appeal

It’s been a pleasure serving, and I know the new Board will continue working to keep Bay Scene the “absolute best” condominium property along Mission Bay!
