The following is the latest construction update on the replacement of our curtain wall system.
Schedule:
Estimated start date inside units in Tower 2 (Stacks 1 and 2):
Stack ONE: Nov. 13 - 15
Stack TWO: Start date is being finalized between Nautilus and LGD (curtain wall contractor) and will be identified sometime next week.
No construction activities are planned for Thanksgiving Day and the next day after (Nov. 28 & 29).
Homeowner/Resident Consultations:
These are meetings between Nautilus personnel (the general contractor for replacement of the window curtain wall system) and individual residents prior to starting the window replacement for their unit. Consultations are now being scheduled at least one month in advance of the date access inside the unit is required.
During the consultations:
A construction schedule/timeframe is provided describing when subcontractors will need access. This is to allow adequate time for the residents to prepare their unit.
The area inside the unit needing to be cleared for construction will be delineated. Nautilus will explain what they are contractually responsible for removing (any non-motorized window shades, curtains, etc.) and what the resident must remove to allow construction access.
The containment barrier that will be erected for the window replacement will be described. This containment area is primarily to restrain unauthorized access to the work area, and help keep construction dust out of the condominium.
In some condominium units there are trace amounts of asbestos in the drywall around the windows. This drywall is being removed and properly disposed of by asbestos-abatement experts working within a negative-pressure environment inside the containment structure.
The consultation will close with Nautilus describing the probable impacts residents will experience during the window system replacement process.
Geological Testing at Bay Scene:
In late October, geologists were at Bay Scene collecting soil samples to document subsurface geologic conditions. Collected samples were tested in their laboratory for soil strength and bearing capacity, compressibility, and expansion and contraction properties. Knowing the soil properties helps our site renovation subcontractors properly design walkways, ramps, retaining walls, waterfalls, ponds, and other features.
