Special Assessment Progress Report #7

Here are the latest accomplishments on the special assessment projects.

     I.        General Contractor — The Bay Scene Owners Association entered into an $11.63 million agreement for construction services with Nautilus General Contractors, the general contractor that managed our podium slab repairs. This agreement includes replacement of the curtain wall system and waterproofing the garage roof and catacomb walls, including all necessary excavation, removal, and replacement of landscape and hardscape components (plants, trees, pathways). Nautilus will oversee and manage the work of multiple subcontractors and material suppliers, each vetted and selected by Nautilus through a competitive bidding process.

This agreement does not yet include replacing the plumbing systems in the catacombs, balcony repairs, and some site improvements in the excavated areas. These components will be added to the agreement once the design documents have been completed.

    II.        Curtain Wall Replacement — Our consultant team (Whitmore Architects, In-Site Landscape Architecture, Degenkolb Structural Engineers) is currently responding to very minimal comments on the construction documents that were submitted for City approval. They estimate resubmitting for approval within three weeks, then we expect City permit approval sometime in May. Once we have City approval, Nautilus will place an order for the window curtain wall system, which will lock in the price.

  III.        Homeowner Forum # 1 (May 15/6:00 pm) — Whitmore Architects will lead the homeowner forum, both in the Bay Scene clubhouse and via Zoom.  Some of the information that will be discussed at the forum includes:

a.    Schematic design for the site improvements in the areas being excavated for the waterproofing project.

b.    Update and status on remaining project components (balcony repairs, plumbing replacement in the catacombs, and catacomb enhancements).

c.    Complete project construction phasing and preliminary timeframe for all project components.

d.    Scheduling a date for Homeowner Forum #2.

  IV.        Homeowner Forum # 2 (Date TBD) — Nautilus will conduct a second homeowner forum to discuss what to expect during the two-year construction period.  Some of the information provided at this forum will include:

a.    Construction entrances and laydown/staging areas.

b.    Resident access and circulation during construction.

c.    Introduce the community liaison who will be available to answer homeowner questions during the construction period and work with individual homeowners prior to and during the replacement of their windows. This person will help coordinate preparation of the unit to remove the old and receive the new windows. The preparation will include moving furniture, removing non-electric window treatment, and erection of a temporary barrier wall for safety and to allow the resident to remain in the unit during the window replacement.

d.    Updated project schedule and timeline.
