Structural Condition Assessment ‐ Phase II Update - August 10, 2022, HOA Meeting

• CONCRETE TESTING

∙ Degenkolb Engineers, our structural engineering consultant, has prepared a concrete testing program to sample areas where decades of infiltrating water have affected the catacomb floor/garage ceiling.

∙ Bay Scene solicited and received proposals from two testing laboratories to implement this concrete testing plan and provide test results to our structural engineer. After review and evaluation of the two proposals, the Board of Directors selected Wood Environmental & Infrastructure Solutions (Wood) to do the work.

∙ Wood is scheduled to begin their sampling and testing the week of August 15, and they expect their field work will require 8 days. You may notice the field technicians working along our main garage driveway across from the Tower 3 elevators and west of the Tower 2 elevators. Test results and Wood’s report will be provided to the structural engineer about three weeks after completion of field work.

∙ Based on the results of the concrete testing, the structural engineer will prepare recommendations for concrete repairs.

• WATERPROOFING EVALUATION
∙ We have selected a contractor to evaluate and identify sources of water intrusion and leakage issues in the catacombs and parking structure walls.

∙ The contractor’s initial field investigation of the catacombs and parking structure was conducted on August 4 and 5, 2022.

∙ Test trenches along the south side of Tower 1 and the west side of Tower 4 will be completed over the next few weeks to evaluate the condition of waterproofing on our outside walls and to observe the podium slab and garage wall interface.

∙ Over the course of this study, we will identify areas to repair and/or augment waterproofing to prevent future concrete damage due to water intrusion.
