Water Leak Detector Notice

As everyone probably knows, we have been having major plumbing leak problems with our aging infrastructure. At the last BOD meeting we had a discussion about sending out an email to all Bay Scene owners/residents recommending that they install water leak detectors in appropriate locations throughout their units to potentially prevent major unit water leak damage.

There are several brands of water leak detectors available. I bought two Resideo sensors and placed one in the closet near my tankless water heater and one under my kitchen sink (also serves as a refrigerator water line and dishwasher line leak detector). Both are connected to our home wi-fi so my wife and I can get email alerts anywhere, if moisture is being detected (i.e. the example below). Stan Mestman uses a brand called Govee. Many brands come with lots of various communication options (bells/whistles/alarms, etc.), and have a wide range in cost.

One of the benefits I found, besides potentially preventing major water damage to your unit and potentially those below, is that my insurance company (USAA), actually lowered my annual premium by an amount almost equal to the cost of the leak detectors. In one year they will have paid for themselves!

I highly recommend all units install leak detectors, and I am volunteering to help people with the installation process if needed. It’s a good way to reduce the worry of an unknown plumbing disaster ruining your unit (or someone else’s), especially if you are going to be away for an extended period.
