Feb. 2020 Windows Replacement Project Update

BAY SCENE WINDOWS REPLACEMENT PROJECT FEBRUARY 20, 2020 UPDATE

As anticipated in the January 6, 2020, Windows Replacement Project Update, the 10 window Demonstration Project in Tower 3 commenced in mid-January. To date, new windows have been installed on the west side of all five floors, as well as on the east side of the top floor. Bay Scene homeowners are encouraged to visit the Tower 3 hallway and inspect the new windows.

Again, as described in the January update, the Board of Directors recognized the potential for unanticipated conditions when replacing our 45-year-old windows. Hence our decision to carry out the Demonstration Project before initiating the process to replace all common-area condominium windows. Also, the Board wanted to provide homeowners with an opportunity to see, touch, and operate the proposed new windows prior to being asked to vote on supporting an assessment to install them.

During removal of old, and installation of new, windows for the Demonstration Project, it was discovered that the central mullion – the vertical feature reaching from roof to ground and separating the two windows on each floor – has corroded and is no longer providing the necessary support. The corrosion was likely due to electrolysis between the aluminum and steel members of the supporting structure, exacerbated by our exposure to salty ocean air.

Accordingly, our contractor has initiated an engineering analysis to identify an appropriate solution, and work will be suspended until this analysis is complete. We expect the delay will be about four weeks.
