Special Assessment Progress Report #4

Below is a general idea of what to anticipate when construction activities get fully underway for the Bay Scene special assessment. Once construction is in full swing, multiple projects will be undertaken at the same time.  Here is a brief overview:

  1. March to May 2024 -- Trees will be removed by Atlas Tree Service and Heritage Landscape in areas planned to be excavated for the garage waterproofing repairs.

  2. Starting in June, the window curtain wall will be replaced one or two stacks at a time and will proceed around the buildings: first Towers 1 & 2 followed by Towers 3 & 4.

      Prior to the start of the curtain wall replacement for a stack, Nautilus personnel will contact affected homeowners and:

    • Provide a schedule for when the work will be accomplished;

    • Provide more specific details on what to expect during the window replacement;

    • Ensure the area inside the unit around the windows is sufficiently clear for the work to be accomplished; and

    • Provide necessary safety enhancements.

  3. Once the curtain wall is replaced on Towers 1 & 2, the first phase of the waterproofing project will begin by having the area surrounding the towers excavated for the replacement of the garage waterproofing and enhancement of the accessways to the catacombs. This process will continue to follow the replacement of the curtain wall around the buildings to completion of all towers.

  4. After completion of installing the new waterproofing, the area will be backfilled using dirt from a new area of excavation or importing soil from off site. This area will be rough-graded, and where necessary, any pathways removed during the excavation will be replaced with temporary pathways. These pathways will need to be utilized until the entire building is completed and the permanent pathways, lighting, irrigation, plant materials, etc. can be constructed.

  5. Once access to the catacombs is improved sufficiently, the plumbing repairs in the catacombs will proceed.

  6. Finally, balcony repairs could proceed on Towers 3 & 4, while curtain wall replacement and waterproofing repairs are in process on Towers 1 & 2.

During the estimated 18- to 24-month construction period, access to and from Bay Scene will be limited or redirected at times to perform the work. This level of construction activities will require daily access to the complex by up to approximately 30 contractor personnel with associated vehicles and equipment. 

During the workweek, the Bay Scene driveway circle will be filled with contractor vehicles and not accessible to residents and other Bay Scene contractors. (In addition, some equipment might be stored in the driveway over the weekend.)  At various times, access points to the building will be closed off while the area is being excavated and under construction.  (For example, the Gresham Street entrances to Towers 1 & 2 are in the areas of excavation and will be significantly impeded during the period of excavation).  The general recommended path of travel for residents to access their units will be through the parking garage.

More specific information will be provided once we get closer to the start of construction.
